Wellborn Road Corridor
The Wellborn Road Corridor runs south of the Texas A&M campus along FM-2154 — the spine of the densest student-housing inventory in the Brazos Valley. Apartment rents along the corridor run roughly $700 to $1,400 a month for one- and two-bedroom units, with significant variation by building age, walking distance to campus, and proximity to the bus stops on Wellborn.
What anchors this corridor is its relationship to the university bus system. The Texas A&M shuttle routes that serve the south side of campus run along Wellborn at 5-15 minute headways during the school year, which means an apartment on Wellborn is functionally close to campus regardless of physical distance. The whole corridor is built around that reality.
The apartments
Inventory along Wellborn is dense and varied. The 1990s-2000s wave brought in mid-rise garden-style complexes that anchor the corridor today — pool, fitness center, courtyard parking, two-story walk-ups. The 2010s wave added taller buildings and larger amenity packages. Newer infill has brought in a small share of mixed-use buildings with ground-floor retail. Studio inventory is rare; one-bedroom is plentiful; two-, three-, and four-bedroom shared-housing setups dominate the upper end.
Getting around
The Texas A&M bus is the corridor’s circulatory system. Route 6 and Route 36 in particular run Wellborn with frequent headways during the school year. Bike commute to campus is realistic for the closer-in third of the corridor; longer for the south end. By car, FM-2154 connects north to campus and south to Highway 6. The bus is faster than driving on game-day weekends; the bike is faster than the bus during peak class transitions on weekdays.
Eating + neighborhood goods
Pollo Regio for the rotisserie chicken. La Bodega for the late-night Mexican. The Republic Steakhouse for the celebration dinner. Aggieland Outfitters for everything maroon. Boba and bubble tea places are abundant; CS has a serious tea scene. Two H-E-Bs flank the corridor (Wellborn and Texas Avenue); a Brookshire’s sits at the south end.
Walkable / bikeable from the apartments
Bee Creek Park’s trails run parallel to the corridor on the east side. Lick Creek Park’s nature trails are at the south end. Adamson Lagoon’s lap pool is open in summer. The campus itself is the dominant green space; most buildings are within a 10-15 minute bike ride.
Practical notes before signing
- Wellborn Road traffic: The road itself is busy during class change times and game-day weekends. Buildings facing Wellborn directly hear it; buildings a block off the corridor are mostly insulated. Confirm window orientation if you sleep light.
- Game-day weekends: The corridor empties northward toward Kyle Field. Plan around it.
- Lease cycles: Most leases here run August-to-July aligned with the academic year. Pro-rated mid-year is possible but inventory is tighter.
- Pets: Most complexes allow them. Larger newer buildings have stricter rules; smaller older ones tend to be flexible.
- Bus pass: Some buildings include or subsidize the campus bus pass; some don’t. Worth asking.
- Parking: Usually one space included. Visitor parking varies by building.
- Internet: AT&T fiber buildout is solid on Wellborn; many buildings offer included internet packages.
Questions renters ask
How long does the bus actually take to campus? Depends on which stop and which time. Outside the morning class-change rush, 10-20 minutes from most stops to the academic core. During the rush, add 5-10. The bike is faster door-to-door from the closer-in part of the corridor.
What’s the trade-off vs. Northgate? Wellborn corridor is quieter, has more parking, has lower rent at the same bedroom count, and the commute to campus is 10 minutes longer (by bus) than a Northgate walk. Northgate has bar district; Wellborn has the bus.
Is this only student housing? No — the corridor has plenty of conventional rentals open to anyone. The neighborhood’s rhythm is shaped by the university calendar, but the buildings themselves don’t require any affiliation.
